Working for yourself doesn’t have to spell the end of home-buying dreams. It just means you may need to take a few extra steps in order to get a mortgage when you’re self-employed. Three key rules of thumb: “Have your tax returns up to date, show that you’re earning a profit and keep things simple.” Lenders are process driven and the lower your taxable income, the lower your borrowing capacity. Understanding your own business structure and funds flow, and being able to explain yearly fluctuations will assist with your loan application. The catch with tax returns is that it can be tempting to downplay income with banks wanting to see that a business is profitable, yet accountants and tax professionals can focus on tax minimisation. This can be a hard balance to get right. Engaging your team (Finance/Mortgage Broker and Accountant) early, if you are thinking of purchasing property is a great idea to assist with working towards your goals.
Tax returns not up to date? If you don’t have up-to-date tax returns, it may be possible to be considered for a low-documentation home loan, by providing evidence other than tax returns, such as business activity or bank statements. This type of loan generally has a higher interest rate and will require a higher deposit.

Make an appointment with us and allow 1-1.5 hours so that we can complete the pre-analysis, and fully understand your needs and goals for the future. During the meeting we will look at your borrowing capacity, the cost of purchasing property, and the government and bank charges involved. We will also look at some different lender options, and loan structures.
We will then prepare a recommendation for you based on the information provided to us at the meeting and prior to. If you are happy with the recommendation, we will forward you a Credit Proposal Disclosure and the Lender Consent that you will need to sign.
We will prepare and submit your application to the lender. Once submitted, the process can take between 5-15 business days, depending on which lender it is, and what time of year (higher volume times can create longer application periods). Your application may be for a pre-approval or a full approval if you have already signed a contract for a property, or if the loan application is for refinance of debt consolidation.
